Course Description

This course is designed for accountants, CPAs, and tax advisors who want to dive deep into 1031 exchanges. This course will demonstrate the nuances of a 1031 exchange and how savvy real estate investors are leveraging IRC Section 1031 to defer taxes, build wealth, and make informed real estate decisions.

After some foundation-building on this subject, our presenter will showcase a cutting-edge 1031 AI tool that can answer complex 1031 questions in seconds.

This course will include an interactive Q&A to answer 1031 questions in real-time via the presenter's AI platform and will include details on where to access this AI along with sharing other best-in-class 1031 resources.

Learning Objectives:

  • Identify how a 1031 Exchange works including a deep dive into the entire exchange process

  • Recognize why real estate investors should exchange and not sell investment property by utilizing a strategy that defers up to 4 levels of tax, including Section 1411 Net Investment Income Tax, and allows clients to compound their property portfolio tax-free

  • List the 3 tests a client must pass to qualify for the 1031 tax deferral

  • Evaluate case studies to maximize a client's tax deferral and a calculator to quickly calculate a client’s capital gains, tax exposure and reinvestment required to maximize the 1031 tax benefit

  • Outline the 2 most common objections to 1031s, how to overcome these challenges and how to position for a successful 1031 exchange outcome

  • Demonstrate a cutting-edge 1031 AI research tool trained on 1,985 pages and 808,355 words of Treasury Regulations, Revenue Procedures, IRS Field Notes, Technical Memorandum, Revenue Rulings and Opinion Letters
